I'm 23. I built Renterprise solo. The legal layer is mine; every prompt, every cited section, every letter draft.

I built this because I watched my friends sign awful NSW leases without realising what they were agreeing to. Six weeks bond when section 159 of the Act caps it at four. "Tenant responsible for all repairs" clauses that section 63makes unenforceable. Mandatory professional cleaning, illegal water charges, pet bans that shouldn't be legal anymore post-reform. Stuff that gets quietly accepted because most renters don't know they can push back, and don't have hours to read the Act.

The NSW rental crisis is brutal right now. Tenants don't have time to read 14 pages of legalese, can't afford a lawyer for every lease, and the Tenants' Union helplines are overwhelmed. So most people just sign. That has to change.

What Renterprise actually does.

Read your lease. Paste it, get an analysis grounded in the NSW Residential Tenancies Act 2010. We flag clauses that disadvantage you, cite the relevant sections of the Act, and tell you exactly what to do about each one.

Build your bond return case. Landlord trying to keep your bond? Tell us what they're claiming. We'll show you which deductions are legitimate and which are worth disputing, and draft the dispute letter for the ones that are.

Defend an eviction. Got a termination notice? We check it against the Act for procedural defects and explain your options this week.

Build a tenant portfolio. Track your rental history. Export a polished Reference Pack to attach to every application. A more distinctive application than the generic ones agents see every day.

How it actually works.

The platform reads your documents and applies NSW tenancy law to them. Every prompt is grounded in the Residential Tenancies Act 2010 and current Fair Trading guidance, with specific sections cited for every red flag we catch. The legal layer is mine. The speed comes from automation.

You should not need a lawyer to know your rights. That is the whole point.

Why NSW only.

Each Australian state has its own Residential Tenancies Act, with different section numbers, different notice periods, different tribunals, and different reforms in different years. Generic Australian rental advice is wrong as often as it's right — and a tenant pushing back on a $3,720 bond demand can't afford it to be wrong.

I built this for NSW because NSW is the law I've actually studied — and because the May 2025 reforms changed enough that a lot of advice on the internet right now is out of date. Better to be deeply right in one state than averaged across six. VIC, QLD and ACT are on the roadmap once we can build them properly.

Why not just use ChatGPT?

You can. People do. ChatGPT will give you a reply in seconds. It will also confidently invent a section number that sounds plausible — “s. 187 of the NSW Act” — and you have no way to know it's fake. For something you're going to put in a letter to your landlord or attach to a Bond Board claim, that's a real problem.

Renterprise has three guardrails ChatGPT doesn't. A hand-verified allowlist of 100+ NSW Act sections — the AI can't cite anything outside it. An explicit anti-fabrication instruction in every prompt. A server-side validator that rejects any output containing an unknown reference. When the model is uncertain, we point you at the Tenants' Union (1800 251 101) instead of guessing.

The legal layer is mine. The speed comes from automation. The guardrails come from knowing where AI fails when it's asked legal questions.
